The Jobs That Never Get Done

Every house has a list. The back door that has to be lifted to shut. The window sill that has gone soft. The deck board that bounces. The weatherboard the dog chewed, the fence post that leans, the cupboard door that has never hung right. None of them is big enough to ring a builder about, so they stay on the list for years - and a few of them, the rot ones especially, quietly get worse while they wait.

  • Decks and outdoor timber. Replacing boards, joists and rails on an existing deck, re-fixing loose handrails, rebuilding steps, and re-oiling or staining.
  • Cladding and trim. Weatherboards, fascia, barge boards, scribers and the timber around windows and doors.
  • Interior joinery. Doors, architraves, skirtings, shelving, cupboards, and hanging the things that need to be hung properly.
  • Fences and gates. Posts replaced, panels repaired, gates re-hung so they latch.
  • Inspection reports and pre-sale work. The list from a building inspection report, worked through in one visit with a written quote first.

Repairs and Building Consents

Most repairs do not need a building consent. Schedule 1 of the Building Act exempts a range of low-risk work, and the Ministry of Business, Innovation and Employment's guide to checking if you need a consent notes that some repair and maintenance may be exempt - in general, repair and maintenance using comparable materials in the same position. Replacing a rotten weatherboard with a weatherboard, or a window with a window of the same size, is that kind of work. Where a repair grows into something bigger - a window enlarged, a structural member replaced - it may become restricted building work, which is exactly why it is worth having a Licensed Building Practitioner look at it first. Adam will tell you which side of the line a job falls on.

Why Call a Builder for a Small Job

Because the small job is usually a symptom. A door that binds is often a house that has moved or a hinge screw into rotten timber; a soft sill is water getting in somewhere above it; a bouncy deck board is a joist that has gone. A builder who does alterations and bathrooms for a living reads those signs on the first visit, fixes the cause, and tells you honestly when the cause is bigger than the symptom. That is cheaper, in the end, than fixing the same thing twice.

Repair and Maintenance Questions

Is there a minimum job size?

No. A single door or window is a job. It helps if you give Adam the whole list, so one visit covers as much as possible, but one item is fine.

Can you match old weatherboards and trim?

Usually. Standard profiles are still made, and unusual ones can often be sourced or run to match. Where an exact match is not possible, Adam will show you the closest option before anything is fixed.

How do I know if rot is serious?

If a screwdriver pushes into the timber, it is rot. Whether it is serious depends on how far it goes and what the timber is holding up. Adam will open it up, tell you what he has found and quote the repair before going further. Catching it early is always cheaper.

Do you fit pet doors?

Yes - into an existing door, a wall, or as part of a new door like the one in our photographs.

Can you work from a building inspection report?

Yes. Send the report through and Adam will price the items on it, tell you which are urgent and which can wait, and work through them in one visit where possible.
